Making a Booking
In order to make a booking "click" on the required start date and complete the "Drop Down" list that will appear with ALL your details.Once you have done this "click" on the SEND ENQUIRY tab at the bottom of the page and the owners will get back to you ASAP.

Short Break Holidays
Our short break season runs from the beginning of November to the end of March, excluding Christmas, New Year and Easter weeks. During this time we offer three night weekend breaks, commencing on a Friday and ending on Monday. We also offer, during this period a Mid Week Special of four nights for the same price.These must start on Monday and end on a Friday.
At all other times we try to accommodate short breaks, however they can only be reserved one week prior to the start of the holiday, and must start or end on Saturday, and are at the discretion of the owners.
= 60% of normal week for 2 people plus £5.00 per person up to maximum of 5. Any variance to these arrangements are at the owners discretion.( In order to book a Short Break please telephone the owners on 01949 850783 or E Mail on

Booking Conditions
You must be 18 years of age or over when you book your holiday. Your booking is made as a consumer and you acknowledge that no liability can be accepted for any losses howsoever suffered or incurred by you. The owner has the right to refuse any booking prior to the issue of our written holiday confirmation. All rentals to be paid for in full as per the weekly tariff. You must allow the Property Owner or their representative access to the cottage at any reasonable time during your holiday. Should any government bodies introduce additional taxes or levies which effect the price of your holiday the owners reserve the right to pass on any increase.

The use of the Accommodation is entirely at the Hirer's and users risk. No responsibility can be accepted for any injury, loss or damage to the Hirer or any of the accompanying party or their property. The Owner does not seek to exclude or limit liability for negligence. There must not be more than the permitted number of persons in occupation of the cottage at any time.

Hirer's Responsibilities
The Hirer is responsible for the property and its contents and is expected to take reasonable care of all items and to leave them in a clean and tidy condition. If you have permission to take a pet with you, and paid the required tariff, it will not be allowed on the furniture. The pet should not be left unattended in the property. All damage must be reported to the owner or their representative and is payable on demand in full before departure.

Available Information
Whilst every care has been taken in preparing and presenting any information listing the facilities or other available area amenities. The Owners cannot take responsibility or accept liability for events outside their control which include the breakdown of services, equipment, pestilence, storm damage or closures.

It is hereby acknowledge by the tenant when booking that the purpose of the letting is to confer on them the right to occupy the dwelling for a holiday only within the meaning of paragraph 9 of Schedule One of the Housing Act 1988.

The Holidaymaker should notify the Cottage Owners immediately and in writing of any intention to cancel the holiday booking. The Owners will attempt to re-let the accommodation for the period of the cancelled holiday.If the Owners are unable to re-let the cottage for the cancelled period all monies paid by the Holidaymaker shall be forfeited to the Cottage Owners. If the cottage is re-let, monies received by the Owners will be returned less an administration cost of £15-00 (fifteen pounds) and any other expenses incurred in re-letting. No refunds will be given on cancelled Short Break holidays, whether or not the cottage is re-let. Holiday cancellation insurance is not provided by the Cottage Owners and is therefore not included in the price of the accommodation. All Holiday Makers are recommended to take independent advice on appropriate holiday insurance.
